Challenge

The site was in employment use, requiring demonstration that there was no commercial appetite for a wholly employment scheme before a residential-led approach could be agreed with the Council. The scheme was subject to a Planning Performance Agreement and involved extensive design review including two independent Design Review Panels.

Approach

Following an initial site appraisal, Planning Potential engaged with the Council to agree the principle of residential-led development. Multiple pre-application discussions, design workshops with RBG, and two Design Review Panels were undertaken. Planning Potential worked closely with architects and technical consultants to maximise site benefits including affordable housing, roof gardens, sustainable technologies and public realm improvements. Communications Potential led comprehensive community engagement.

Outcome

  • Planning consent secured for 58 dwellings and 89 sqm of Class E floorspace.

  • Public realm improvements to Dandridge Close were agreed, creating a mews environment and welcoming shared surface for future and existing residents.

  • Ongoing appointment retained.
