Challenge

The proposal required an EIA screening assessment and involved navigating statutory consultee comments while securing permission aligned with the client's aspirations. The scheme needed to demonstrate no adverse impact on the surrounding area while maximising solar gain on the extended site.

Approach

An EIA screening opinion was submitted confirming no full EIA was required. Planning Potential engaged in positive pre-application discussions and worked proactively with the council to push back on certain statutory consultee comments. A Landscape Visual Impact Assessment and Glint and Glare Assessment were commissioned to inform generous landscaping proposals. The permission was secured under delegated powers.

Outcome

Planning permission secured for 11MWp solar farm for a 40-year period. The scheme contributes to biodiversity net gain through dual land use for grazing livestock or wildflower planting. This was the second in a series of sustainable investment projects for the client in the wider area, with ongoing work anticipated.
