Planning Potential supported Edenstone Homes in delivering a high-quality residential scheme through a Reserved Matters application for 45 new homes, securing approval for layout, appearance, scale and landscaping.
Challenge
The scheme required comprehensive coordination of detailed technical inputs across drainage, highways, ecology, landscaping and design to discharge planning conditions attached to the outline permission. A separate full planning application for vehicular access and footpath arrangements was also needed, requiring careful management of multiple concurrent submissions.
Approach
Planning Potential co-ordinated and prepared comprehensive information to discharge relevant planning conditions, managing a consultant team to ensure aligned and consistent documentation. In parallel, a separate full application was submitted for revised access details. A Non-Material Amendment was later secured to allow a revised housing mix better aligned with market conditions.
Outcome
Reserved Matters and associated access application both approved in June 2024. Non-Material Amendment secured in October 2025, providing greater flexibility and better alignment with current market conditions and local housing demand. Planning Potential's leadership supported smooth progression of the project.
