Challenge

The Bruce Grove area had suffered from long-term neglect and underinvestment. The project required improving understanding of the area's history and creating a community sense of place, while navigating a complex mixed business, commercial and residential context with multiple interrelated yet distinct projects to manage simultaneously.

Approach

Heritage Potential used multidisciplinary expertise to understand the policy and political landscape, gathering robust archival information to guide each project. They worked closely with Local Authority departments including Planning, Conservation, Highways and Regeneration. The team prepared a Conservation Area Design Guide nearing adoption, submitted planning and listed building consent applications, and undertook works including restoring a landmark Art Deco church, refurbishing a youth centre, and enhancing listed Georgian villas.

Outcome

Creation and near-adoption of a Conservation Area Design Guide. Submission of various Listed Building Consent and Planning Applications. Practical implementation of conservation improvements across the area, providing general heritage advice to the Council.
