Former Gasholders, Tonbridge
Planning Potential secured a resolution to grant planning permission for the regeneration of the former gasholder site in Tonbridge Town Centre, delivering 144 residential units, Class E floorspace and public realm enhancements.
Challenge
The site had been allocated for residential-led development since 2008 but site-specific complexities including remediation costs meant no viable proposals had progressed. Complex planning challenges needed to be overcome including Environment Agency matters, Agent of Change considerations, financial viability, and LPA resourcing issues.
Approach
Planning Potential took a hands-on project management role from inception, guiding the design team through pre-application discussions and co-ordinating technical consultants. They engaged with the Environment Agency on pre-application matters, established strong LPA relationships, and used a front-loaded approach to overcome resourcing issues. Financial viability discussions and planning obligations were agreed. The team represented the client at Planning Committee.
Outcome
Resolution to grant planning permission secured, subject to a Section 106 Agreement. Almost unanimous recommendation to approve. The scheme delivers a landmark urban regeneration project with a bespoke wharf-style architecture, site remediation, and significant public realm enhancements along the River Medway.
