Heritage Potential secured Full Planning Permission and Listed Building Consent for the change of use of a Grade II Listed 1930s neo-classical bank building to a pub, including 9 boutique hotel bedrooms and a customer terrace.
Challenge
The building — a Lloyd's bank designed by Guy Dawber and Thomas Wilson, listed in 1950 at just 19 years old — required sensitive proposals that preserved the significant historic fabric of the front portion while allowing appropriate change to the modern rear. Initial noise concerns needed to be addressed alongside the heritage considerations.
Approach
A positive Pre-Application process was undertaken with early involvement in design to identify opportunities and risks. Heritage Potential advised on preserving the significant front portion of the building whilst enabling greater change to the modern rear. Farnham Town Council was actively consulted. Communications Potential supported engagement. Early acoustic assessments and introduction of a glazed acoustic screen allayed noise concerns.
Outcome
Full Planning Permission and Listed Building Consent secured through a smooth application process. The proposals celebrate the building's heritage with the bar and customer area working seamlessly around intricate historic detailing, ceilings, skylights and windows. The scheme includes 9 boutique hotel bedrooms and a customer terrace.
