Challenge

The site sits within the Hatton Garden Conservation Area and incorporates St Andrew's House, a Grade Il listed building, alongside the former De Beers headquarters constructed in the 1970s. Proposals sought comprehensive redevelopment and refurbishment to deliver a modern corporate headquarters while preserving the character and setting of heritage assets.

The site's prominence within London's jewellery quarter, heritage sensitivity and public interest created a heightened risk of objection and refusal, requiring early agreement on scale, design, and principle with the Local Planning Authority.

Without careful planning advice and engagement with heritage stakeholders, the proposals risked refusal, design compromise, or delay on a highly sensitive Conservation Area site.

Approach

  • Provided initial planning appraisal and strategic advice to inform redevelopment proposals

  • Advised on a sensitive design approach respecting the Hatton Garden Conservation Area

  • Led iterative pre-application discussions with Planning, Conservation, and Heritage Officers

  • Organised and presented proposals to Camden's Design Review Panel

  • Coordinated public consultation including exhibitions and meetings with local businesses and BID

  • Managed negotiation of Section 106 matters and guided the scheme through committee

  • Unanimous planning permission granted at committee for a new corporate headquarters

  • Approval secured for 40,000 sq ft of additional floorspace including a rooftop extension
